Why passively invest in real estate?
For some busy professionals, your time is better spent elsewhere. Syndication allows investors the opportunity to get the returns and tax benefits from real estate, while leaving the operations to professionals. This process allows you to focus on the best and highest use of your most precious asset, your time.
How does syndication work?
Think of syndication like crowdfunding, though in this case the crowd is a group of like-minded professionals funding a deal together. These are the limited partners. They have limited control but almost no liability. By pooling their money, they get to access commercial real estate projects they typically wouldn’t have access to.
The general partner is the operator. This is an important job! They drive the ship and make the decisions. DIG partners with operators with years of experience to ensure that our investments run smoothly.
Do you invest in your own deals?
Resounding yes. DIG invests alongside investors in every deal. Our interests are aligned with yours.
Do I have to be an accredited investor?
Yes. Due to federal regulations our investments are only available to accredited investors.
Accredited investors have a net worth greater than 1 million, or annual income greater than 200k for singles or 300k combined if married.
How do I invest with DIG?

What types of accounts can I invest with?
You can fund the account with any online bank account.
Will I be able to check on my investments?
Yes. Our operators have top of the line investor portals which detail your distributions and investment returns.
How are communications managed?
We keep our investors up to date on a quarterly basis regarding their investments.
How will I receive distributions?
Distributions are made via direct deposit, typically on a monthly basis. It’s better than mailbox money - no checks involved.
How will I receive tax information?
You will receive a K1 during tax season from the operator themselves.
Can I use funds from my IRA or 401k?
Yes! This allows your capital to grow tax free and helps diversify your nest egg away from 100% stocks and bonds. You will need a Self-Directed IRA or 401k, which is slightly different than the account you likely have now. We help set these up for investors.
What are the fees and why do you have them?
DIG charges no fee directly to you. DIG is compensated by the operator directly. These fees are always disclosed to you.
There seems to be a focus on physicians. Can I invest if I’m not a doc?
Of course. DIG started as an investing group for busy doctors, but we allow non-physician investors in our deals.
